You don’t need to renovate everything or overhaul your property. A few well-chosen interventions can improve its presentation, reassure buyers, and make the selling process much easier.
Take advantage of summer to handle the small repairs
Start by walking around your property with a critical eye. A broken handle, a dripping faucet, peeling paint, or a worn silicone seal may seem minor, but their accumulation can give the impression that the house is not well maintained.
Summer is particularly conducive to exterior work and touch-ups that require good ventilation. The goal isn’t to undertake major renovations, but to fix visible elements that could distract from the strengths of your home.
Before investing a substantial amount, it may be wise to discuss it with your real estate agent. Some improvements will have more impact than others with buyers in your area.
Take care of the property's exterior
The first impression is created before visitors even step through the door.
A well-maintained lawn, trimmed hedges, a clean entrance, and well-placed plants can make the property much more welcoming. Also consider cleaning the windows, the exterior cladding, the gutters, and the deck surfaces.
If your sale is planned for later in the autumn, take advantage of a sunny summer day to photograph the exterior while the vegetation is still green and blooming. These images can showcase the full potential of the yard, even if the leaves have fallen by the time the property hits the market.
Declutter the interior progressively
Preparing a house for sale doesn’t mean making it impersonal. It’s about helping buyers imagine their own daily life in the spaces.
Begin quietly sorting out items you use less often, freeing up counters, and lightening the more crowded rooms. You can also store some seasonal items and start packing a few boxes.
This step will allow you to present airier rooms while getting a head start on your eventual move.
Let in the light
A bright house generally feels warmer and more spacious. Clean the windows, open the curtains, and remove anything that unnecessarily blocks natural light.
In darker rooms, a few simple adjustments can help: replace a bulb, move a bulky piece of furniture, or add a reading lamp. A pale, neutral paint can also be relevant in some rooms, without the need to repaint the entire house.
Also prepare your documents
Preparing a sale isn’t only about the appearance of the property. Take advantage of the summer to gather documents that may be needed:
- the property location certificate;
- receipts for major renovations;
- still valid warranties;
- documents regarding the roof, heating, or equipment;
- permits obtained for certain works.
Checking these items in advance helps identify what may need updating more quickly and avoids rushed steps once the property is on the market.
Start your strategy before listing
A successful listing starts long before the sign goes up. The timing, the preparation of the property, the photos, the pricing strategy, and the dissemination strategy must form a cohesive whole.
Meeting with your real estate agent a few weeks before the desired date will allow you to get recommendations tailored to your home, your neighborhood, and your goals. You’ll know which work to prioritize—and, importantly, which may not be necessary.
